The Cristal Life SCPI, managed by Inter Gestion REIM, has just completed its first acquisition outside the eurozone with the purchase of a mixed-use office and laboratory building in Bedford, United Kingdom. This marks a key milestone in the fund’s geographic diversification strategy, which continues to target assets “linked to essential uses.”
The transaction, valued at £9.37 million (€10.79 million), involves a building occupied by Clearblue®, a global leader in pregnancy, ovulation, and fertility testing.
A renovated building, combining office and laboratory space
The property spans 5,404 m², with 75% office space and 25% laboratory space. Built in 1996, it underwent a major renovation in 2023 (with £2.3 million invested) aimed at modernizing the spaces and improving the building’s energy efficiency.
According to the press release, this work now positions the property complex “at a technical standard capable of sustainably accommodating a demanding tenant”
Bedford, a rapidly growing location
With over 180,000 residents, Bedford boasts a diverse economic landscape combining industry, services, and logistics. Its proximity to Luton Airport and its transportation links are major assets.
The area’s appeal is expected to grow further with the announced 2031 opening of Europe’s first Universal theme park, which is projected to create 28,000 jobs and attract 8.5 million visitors in its first year
A secure triple-net lease with Clearblue
The transaction was concluded under a long-term triple-net lease, ensuring solid visibility on future rents.
