Continuing the expansion of the Reason SCPI, MNK Partners has completed a significant transaction by acquiring a real estate asset in the UK. This transaction follows a recent acquisition in the Netherlands, illustrating the management company’s approach of targeting investment opportunities in attractive OECD geographic regions.
The 2,572 m² office building in Leicester represents a total investment of €4.6 million (excluding closing costs). The acquisition stands out with an initial yield of 10.9%, reflecting the pursuit of attractive returns.
Predictable rental income and high-quality tenants
The property is fully leased and benefits from fixed-term leases with an average remaining term of 8.1 years, offering high cash flow stability. The tenants are recognized institutional and business players: a British financial institution, a UK government entity, and an established law firm. This tenant mix ensures high rental security, aligning with Reason’s Core criteria, which prioritize top-tier tenants.
