Paris Wealth Day 2025 highlighted approaches capable of responding to a challenging financial environment. Among them, André Sica’s (LandQuire) vision sheds light on a segment that is often underestimated but has strong potential: U.S. real estate. At the heart of this thesis lies the unique nature of the U.S. market. Converting land for a different use is much simpler there, and, above all, the market is segmented. Rather than vertical integration (buying, developing, building, leasing/selling), specialized players are involved at each stage. LandQuire positions itself upstream—acquisition and development—before selling to builders.
This structure creates market niches where we capture the upstream premium without exposing the investor to construction CAPEX. It relies on two key drivers: sourcing and structuring.
On the sourcing side, LandQuire seeks out off-market land in key states (Texas, Florida) at significant discounts. On the structuring side, the firm favors dedicated SPVs and LLCs per project. Each investor invests through their own LLC in a single project—a transparent, straightforward model aligned with local practice.
On the ground, value creation hinges on execution: securing access, establishing utility connections, obtaining permits, and then selling to the right operator. Underlying this is a core conviction: treating land as a short-term asset. Tangibility, clarity of the structure, and speed of execution: this is the three-pronged approach championed by André Sica to offer real estate exposure that remains grounded—and attuned to the market’s real needs—while accelerating investment cycles.
